WHAT WE HANDLE
BEFORE THE SALE
We provide the referring attorney's client with a thorough current market value analysis and comparable sales review, giving them a clear sense of what the property is worth and its equity position. We also conduct title and lien research in an effort to eliminate any surprises before the sale process begins.
DURING THE SALE
We work directly with the court-appointed probate referee, providing property details, comparable sales data, and supporting documentation to facilitate an accurate and timely appraisal.
Under limited authority, we prepare marketing reports, offer summary, and comparable sales analysis and coordinate with your office on sale details. We attend all court confirmation hearings in the event there are any questions or issues.
We coordinate the information needed for the NOPA and make sure it is sent out in a timely manner. We also ensure the buyer's side of the transaction understands the NOPA process so there are no delays.
We market all properties to obtain the highest and best price for the estate or trust, with full documentation of the sales process from listing through close.
We handle direct communication with heirs and beneficiaries throughout the listing and sale process, keeping all parties informed and managing expectations around timeline and condition.
We make direct contact with occupants and tenants, coordinate access, manage communication, and work with counsel on eviction timelines when necessary.
We coordinate all cleanouts, repairs, and staging including hoarded and distressed conditions, using our established vendor network.
We secure vacant properties immediately, rekeying, boarding, and conducting regular checks, and monitor for active code enforcement actions to prevent citations from becoming liens that impair title.
SPECIAL SITUATIONS
When a reverse mortgage is approaching maturity or in default, we engage immediately to prevent foreclosure and preserve equity for the estate.
When a property carries more debt than current market value, we manage the short sale process including lender negotiations, timeline management, and documentation to achieve the best available outcome for the estate.
