We handle the real estate side of probate, trust, and conservatorship estates throughout Northern California from initial assessment through close.
For more than 20 years, Cooper Realty has specialized exclusively in probate, trust, and conservatorship real estate sales throughout Northern California. This is not a side service. It is our entire focus, and that focus shows in every transaction.
Our role typically begins long before the property hits the market. We coordinate securing vacant properties, addressing occupancy issues, coordinating cleanouts and repairs, and managing everything needed to get the property to that point.
From initial assessment through close, we handle every aspect of the real estate side of the transaction. Fiduciaries work with us knowing that the property is being managed professionally, communication is consistent, and nothing falls through the cracks.
We are one of the most referred probate and trust brokerages in Northern California. That reputation was built over two decades of clear communication, deep process knowledge, and consistently delivering results for fiduciaries, attorneys, and the estates they serve.
Before you take on a new case, we help to get you the full picture. We can perform a thorough current market value analysis and comparable sales review, giving you a clear sense of what the property is worth and its equity. We also conduct title and lien research in an effort to eliminate any surprises.
We work directly with the court-appointed probate referee, providing property details about condition, comparable sales data, and supporting documentation to facilitate an accurate and timely appraisal and to ensure the value comes in at market.
Under limited authority, we prepare marketing reports, offer summary, and comparable sales analysis and coordinate with the attorney on sale details. We also attend all court confirmation hearings in the event there are any questions or issues.
We gather and send you and the attorney the information needed for the NOPA for the full authority probate. We make sure the NOPA is being sent out in a timely manner and that the buyer's side of the sale understands the NOPA process.
We understand that fiduciaries are under a microscope. We market all properties to ensure we obtain the highest and best price for the estate or trust. We document the sales process and communication and we are always prepared for the worst case scenarios.
We can handle all communication with heirs and beneficiaries throughout the listing and sale process, keeping all parties informed, managing expectations around timeline and condition, and reducing the volume of calls back to your office.
We make direct contact with occupants, manage access for showings and inspections, coordinate tenant communications, and work with counsel on eviction timelines when necessary, keeping the estate protected throughout.
We coordinate all cleanouts, repairs, and staging including hoarded and distressed conditions, using our established vendor network. All costs are tracked and deducted from sale proceeds at close. No upfront invoices to the estate.
We secure vacant properties immediately, rekeying, boarding, and conducting regular checks, and monitor for active code enforcement actions to prevent citations from escalating into liens that impair title before the sale closes.
When a reverse mortgage is approaching maturity or in default, speed is critical. We engage immediately to prevent foreclosure and preserve equity for the estate, coordinating directly with the servicer as needed.
When a property carries more debt than current market value, we manage the short sale process including lender negotiations, timeline management, and documentation to achieve the best available outcome for the estate and its creditors.
